Hardwood vs. LVP Flooring: Which is Better for Atlanta Homes?

One of the most common questions we get from Atlanta homeowners is: should I go with hardwood or LVP?

It’s a legitimate debate. Both look great. Both have real advantages. But Atlanta’s specific climate, humidity, and lifestyle factors make the answer less obvious than it might be in other parts of the country.

Here’s our honest breakdown.

The Atlanta Climate Factor

Atlanta sits in the humid subtropical climate zone. That matters a lot for flooring.

Solid hardwood expands and contracts with humidity changes. Atlanta’s summers are genuinely humid (average relative humidity around 70–75%), and winters run dry. That seasonal swing causes hardwood to move — and over time, this can lead to cupping, gapping, and squeaking if the floor isn’t properly installed and acclimated.

This doesn’t mean hardwood is wrong for Atlanta homes — it just means installation matters enormously. Hardwood needs to be acclimated to your home’s conditions for 5–7 days before installation, and subfloor moisture levels need to be tested.

LVP, by contrast, is 100% waterproof and dimensionally stable. It doesn’t care about Atlanta’s humidity swings.

What Is LVP, Exactly?

Luxury Vinyl Plank (LVP) is not the vinyl flooring of your grandparents’ kitchen. Modern LVP has a rigid core (usually stone polymer composite or wood polymer composite), a photographic layer that mimics wood grain, and a protective wear layer on top.

The best LVP products are genuinely hard to distinguish from real wood at a glance — and they’re significantly more durable for active households.

Hardwood Advantages

Real hardwood wins on:

  • Longevity — properly maintained hardwood floors last 50–100 years. They can be sanded and refinished multiple times.
  • Resale perception — in high-end Atlanta neighborhoods (Buckhead, Sandy Springs, Ansley Park), buyers expect hardwood and may discount homes that don’t have it.
  • Character — real wood grain has natural variation and warmth that LVP mimics but doesn’t fully replicate.
  • Refinishing — scratched or dull hardwood can be brought back to like-new with a sand and refinish ($3–$5 per sq ft).

LVP Advantages

LVP wins on:

  • Waterproofing — LVP can go in bathrooms, laundry rooms, and basements where hardwood cannot. Great for homes with dogs or young kids.
  • Durability — the wear layer on quality LVP is harder than most wood species. It resists scratches and dents better.
  • Installation simplicity — LVP floats over most existing subfloors, often with no adhesive or fasteners. Less labor cost.
  • Comfort underfoot — especially with an attached underlayment, LVP has some give that solid hardwood on a hard subfloor doesn’t.
  • Stability — won’t cup, warp, or squeak from Atlanta’s humidity swings.
  • Price — generally 30–50% less than comparable hardwood.

What About Engineered Hardwood?

Engineered hardwood deserves mention because it splits the difference well. It has a real wood veneer (1/16” to 1/8” thick) over a plywood core. This makes it:

  • More dimensionally stable than solid hardwood in humid climates
  • More authentic-looking than LVP
  • Less refinishable than solid hardwood (2–3 times at most)
  • Mid-range in price

For Atlanta homes where humidity is a concern but you want real wood, engineered hardwood is often the sweet spot.

Based on what we see in the market: in homes priced under $500k, quality LVP is widely accepted and often preferred by buyers who have kids or pets. In homes priced $600k+, particularly in Buckhead, Sandy Springs, and Brookhaven, buyers increasingly expect real hardwood or high-end engineered hardwood.

If you’re planning to sell within 5 years, know your buyer demographic before you decide.

  • Choose LVP if you have pets, kids, a basement level, or want maximum durability at lower cost.
  • Choose engineered hardwood if you want the look and feel of real wood without the humidity risk.
  • Choose solid hardwood if you’re in a luxury tier home, plan to stay long-term, and want the highest potential resale value.
